FAQ FOR OWNERS

Are you licensed?

Yes, our property manager holds a property management license in the state of Oregon.

What is your experience?

Together, we have more than 25 years of property management experience. Our experience ranges from the management of individual homes and condos to multi-unit buildings of more than 120 units. In addition, we own rental property in the Portland community ourselves and believe strongly in the value of owning investment real estate.

How do owners get their money each month?

All owner funds are deposited into their bank account via direct deposit.

How do tenants pay their rent?

Almost all our tenants pay their rent electronically. We strongly encourage them to pay online, and do not charge them a fee for bank account payments.

How do you screen tenants?

We carefully and thoroughly screen all applicants – we run credit, background and eviction checks. We verify current employment and contact current, and if possible, previous landlords as well.

What do you charge while my property is vacant?

We do not charge a property management fee while your property is vacant. See our fee structure for more information, or give us a call to discuss.

Where and how is my property advertised?

Your property will be advertised on multiple web sites including: Zillow, CraigsList, Truila, HotPads, Apartments.com, Facebook and others. We are available to show it evenings and weekends, whenever tenants are available to see it. We also hold open houses on the weekends and during the week.

How often do inspect my property?

We typically schedule inspections twice a year, but can adjust that depending on the situation. Our inspection checklist includes all the major systems, appliances, smoke alarms and more and includes photos. You get a copy of all inspection reports.

How do you handle maintenance requests from residents?

We have developed relationships with local contractors and maintenance professionals who are experienced, trustworthy and able to tackle just about any maintenance job. If the work is within the agreed-to maximum, we go ahead and get it done and bill your account. If it’s damaged caused by the tenant, we bill their account. For very specialized or extensive work, we talk with you and decide on a plan of action. If you have a trusted contractor or professional you like to handle work on your property, we’re happy to work them.

Do you make money on maintenance work performed by the maintenance people you work with?

No, what we charge you is what it costs us. We are often able to get better rates from vendors due to our relationships and volume.

How do you handle maintenance emergencies?

In the event of an emergency, we do whatever is needed to ensure the tenants’ safety and limit any further damage to your property. We have a 24-hour emergency line that tenants can use to contact us when an emergency occurs.

Do you do project management for larger remodeling/construction projects?

One of the things that sets us apart from other property management companies is that we have an expertise in managing larger projects should your new or existing investment property need extensive repair or remodeling work done. If your property is currently rented, we are experienced with working with the tenants during the process and can recommend strategies to keep disruption to their lives to a minimum. We can take care of all aspects of your project, from collecting bids and handling invoicing and payments, to overseeing contractors.

What do you do if a tenant needs to be evicted?

If a tenant needs to be evicted due to non-payment of rent or another cause, we will represent you in court for no additional charge. If you want or need the professional legal advice of an attorney specializing in tenant evictions, we can refer one to you. 

What is done with security deposits from my tenants?

During the residents’ tenancy, the security deposit is kept in Security Deposit Account, as mandated by the Oregon Real Estate Agency. Once a tenant moves out, we inspect the home and deduct any charges for damage done by the tenant or excess cleaning required. The entire property is photographed and the images are stored in the resident’s file. The remainder of the security deposit is sent to the tenant within the required time period.
